Sometimes, individuals may reach a stage where their health or age mean that they decide to be cared for in a Residential Nursing Home. Although the state can provide in some circumstances, many people elect to choose their own private care home provider and meet the cost themselves. This can be an expensive option and it is vital that you receive independent advice to ensure that your financial needs are met.

Case Study
Mrs J contacted Pegasus on behalf of her father who had just moved into a local residential nursing home needing 24 hour care. Although Mrs J’s father had substantial retirement income it was not enough to meet the cost of the nursing home fees.

He had recently sold his property in order to help pay for the fees and he wanted advice on how best to invest the sale proceeds of the property to ensure his fees where met both now and in the future. Pegasus were able to arrange a Long Term Care Annuity which guaranteed that his nursing home fees would be met in full.

This guaranteed that his nursing home fees would be met for the rest of his lifetime whilst also securing a proportion of his capital to be passed on to his beneficiaries.

Equity Release or Lifetime Mortgages are a way of raising money against the value of your home. Although not a solution for everyone, we have found this to be something that many people consider once they start to approach retirement especially if they have limited pension provision and savings.

If you own your own home and even if you have a mortgage you could consider releasing equity from your home.

Case Study 1
Mrs S is a widow and contacted Pegasus as she owned her own home outright but had a small pension and no savings. She was struggling to make ends meet and wanted to know if there was a way she could release money from her home without having to sell the property and downsize.
After carefully considering her circumstances and all options, we were able to release a lump sum from her property which enabled our client to make some improvements and alterations to her home and also to make her life more comfortable financially.

Case Study 2
Mrs & Mrs L contacted Pegasus as they were about to retire. The were facing a reduction in their income as they would only be receiving State and Personal Pension income and, due to a change in their circumstances they were unable to repay their outstanding mortgage on their home. They had no family and did not wish to sell their property and downsize.
Pegasus were able to advise the clients on their options and they elected to release a lump sum with an Equity Release provider which enabled them to repay their existing mortgage in full which released them from the monthly expenditure of the mortgage meaning they could afford to retire on their income.

Types of protection we advise on are:

• Life Assurance
• Mortgage Life Assurance
• Critical Illness cover to pay a lump sum on diagnosis of specified illnesses.
• Permanent Health Insurance for replacing income through illness or injury
• Business Protection for shareholders in a limited company, partners or sole traders.

Case Study 1
Mr & Mrs D approached Pegasus to arrange a mortgage for their first house and we also arranged suitable protection for the mortgage debt.
Shortly after the plan was put in force and the mortgage started Mrs C was diagnosed with Multiple Sclerosis which meant that she was unable to work and her income ceased as she had no cover through her employer. Fortunately, the mortgage protection plan that we arranged for our clients included critical illness cover which paid out a lump sum on diagnosis of her illness which repaid the mortgage in full, removing our clients largest financial burden at a most difficult time.

Case Study 2
One of our most long standing clients contacted us to inform Pegasus that he had been diagnosed with Cancer and although the prognosis was good it would mean that he would be unable to work for a period of at least 6 months and possibly up to 12 months. Fortunately, some years ago Pegasus had arranged a Business Protection Insurance to include critical illness cover and a tax free lump sum was paid to our client which enabled him not only to pay off any borrowings the business had but also meant that he was able to use some of the money to pay for a locum to ensure his business continued in his absence. He was then able to undergo treatment and recuperate until he was ready to go back to work, safe in the knowledge that his business was not at risk.

We are able to advise you on ways to save for your retirement and also the most suitable way to take your pension benefits when you are approaching retirement.

Case Study 1
Mr B (aged 65) approached Pegasus for advice as he was nearing retirement and had several pension plans with different companies. Although he had the various options from the pension companies themselves he wanted independent advice on how best to take the money from the pensions to suit his personal circumstances.

Using our expertise we were able to source one pension provider who was able to offer a higher pension than the combined total of the different insurance companies by a significant margin and we were also able to realise a tax free cash amount from the pensions which our client used to clear his mortgage with enough left over to spend on a holiday and buy a new car. This meant our client could enjoy a debt free retirement with a comfortable income.

Case Study 2
Mr C (aged 70) sought advice from Pegasus as he had decided to take his personal pension benefits as he was in ill health. Again, using our expertise we were able to source an insurance company who specialises in impaired annuities which meant that the pension that our client received was much higher than was being offered by his existing pension provider. We were also able to secure a pension that would be paid after his death to his wife ensuring financial security for his family.

There are always a wide range of mortgage deals available from a range of mortgage lenders. Choosing the best mortgage deal for your particular circumstances isn’t easy as the various charges that lenders apply to their mortgage offers can have a huge impact on the total cost of the mortgage over a specific time period. Often lenders entice potential borrowers with an attractive “headline rate” eg. 2.99% fixed for 2 years.

There are however many other factors to consider including:

Total cost

APR (annual Percentage Rate

Initial Fees i.e. Arrangement or Booking Fees

Survry Fees

Any early redemption penalties that may apply

Administration and Service standards of the lender

Whether the lender is prepared to offer a mortgage in your specific circumstances

Since the credit crunch started in 2008 – lenders have generally been much stricter on the criteria that they specify which means that finding the right mortgage deal has become more difficult.
Pegasus Portfolio Planning have many years experience in arranging mortgages for people in a variety of differing circumstances. Contact Us Now for a free assessment of the mortgages and remortgages available to you. We are completely independent so are able to source the best deal for you, even if the lender doesn’t have a local branch.
We are able to advise on the following:

• Mortgages for first time buyers
• Mortgages for home movers
• Buy to Let mortgages
• Remortgages
• Mortgages for Self-employed
• Let to Buy Mortgages

Case Study 1
Mr & Mrs B were recommended to Pegasus as they were trying to move home and their existing lender had turned them down for a mortgage. Mr B was self employed and Mrs B was on maternity leave and although they had a substantial deposit they were unable to obtain the size of mortgage they required from their existing lender to enable them to buy the property they wanted.
After conducting research, Pegasus were able to obtain a mortgage for the clients which enabled them to buy the property of their choosing.

Case Study 2
Mr A & Miss A had just got married and wanted to move house. Unfortunately they were struggling to sell their own property and they only had a small deposit towards a new property which meant their choice of lenders was very limited. They asked us for advice to see if there was any way they would be able to move house under the circumstances.
We were able to arrange a remortgage of their existing property to raise capital so that they had enough funds to purchase a new property whilst letting out their existing property. This meant that their tenant met the cost of the mortgage on their first property and they were then able to comfortably afford the mortgage on their new property due to their larger deposit.

Your objective may be tax efficient growth for your investment or you may wish to produce an income or seek a combination of both.

Case Study
Mr & Mrs A contacted Pegasus as they wished to review their existing portfolio of ISAs which they had built up over a number of years and which had accrued in value to approximately £100,000. They wished to see if the funds they were invested in were still suitable to their attitude to investment risk and also wished to see if they could take an income from the ISAs to supplement their State and Occupational pensions.

After analysing our client’s circumstances we were able to make some changes to their portfolio and create a regular tax free monthly income to supplement their pensions.
